Listing Your Home with Keller Williams Jersey Shore Rentals
In order for us to list your home you will need to complete our listing package which includes, Listing Agreement Form, IRS W-9, Credit Card Acceptance Form, Video Surveillance Form, Rental Property Information Form and Current Year Rate Sheet. These can be downloaded, print and complete. NJ Law requires us to have signed hard copy of the Listing agreement, Credit Card Acceptance and Video Surveillance Form. Once completed scan and email to us [email protected] you can fax to 609-522-7102 or drop them off at one of our offices.

Submit your 2019 Rental Rates
When Listing your property for rent; you must be aware of the New Jersey Discrimination and Federal Fair Housing Laws.
The Greater Wildwoods Tourism Improvement and Development Authority (GWTIDA) was created in 1993 by N.J.S.A. 40:54D1-44. This law, in addition to creating our tourism authority, provided for the levy of a 2% tourism tax on predominately tourism related retail receipts and for the imposition of Tourism Development Fees. “If the lodging is rented by an agent on behalf of the owner, the agent shall retain the amount of the fee for each unit of lodging from the amount or amounts of rent first collected on behalf of the owner on that unit in a year, and forward the amount or amounts on behalf of the person providing tourism lodging pursuant to the requirements of section 17 of P.L. 1992, c. 165 (C.40:54D-17).”
In accordance with this requirement, please supply a copy of your mercantile license to Keller Williams Realty Jersey Shore Rentals.
Homeowner Payment Procedure-
When a vacationer books a lease, a payment equaling the total of 30% of the rental amount, plus the security deposit and administrative fees are paid to Keller Williams Jersey Shore Rentals. The lease is signed by the vacationer and then sent to the homeowner for their signature representing confirmation and acceptance of the rental. Once KWJS receives the executed lease back from the homeowner, a payment is then released. The first payment to the homeowner equals the first half of the total rental amount less Keller Williams Realty Jersey Shore's commission. The homeowner will receive the second payment after it is received from the vacationer. All second payments are due from the vacationer 90 days prior to their check in date. If a vacationer books a reservation inside of the 90 day period, full payment is required and the homeowner will then be paid in one payment. This payment will represent the total rental amount less Keller Williams Realty Jersey Shore’s commission.
